Learn about your goals and motivation
Are you moving to another part of town or another part of the world? Are you planning on a move in a few weeks or a few months? Asking questions like this will help me understand your timeline and perhaps your financial goals in selling.
Look at your home’s unique attributes and look for listing dollars
I want to learn about the improvements you have done to the home, what you love most about it, and those little nuggets of value that can make a difference when it comes to determining the list price for your home. I would prefer to do this meeting in person at your home so I can take notes which will help me arrive at the most accurate price.
Preparation and presentation
The goal is to make your home appealing to a wide number of buyers. We will talk about the different items that can be done to enhance value. This might include anything from cleaning windows to painting touch-up and even some staging. I actually provide a complimentary staging consultation designed to show us how to wow potential buyers.
Every home deserves to be showcased with professional HD photos, designed to highlight your home’s best features. I also utilize Floorplans Online to provide professional measurements and create a floorplan. This is a fantastic tool for buyers so they can see exactly how their furniture and artwork will fit. If your home warrants it, I also provide a virtual walk-through, professional HD video, and drone photography. My home photography program gets buyers in the door!
Here are some examples of listing photography that sells your home:
I put that professional HD photography to work, creating a two page color glossy house flyer. These are provided in the box attached to the For Sale sign, but in the event we run out, we also have an 11 x 17 Permaflyer attached to the sign. I also send out a Just Listed postcard and letter to 100 homes around yours. We will also send out a notification to 100 of the nearest renters (as these may be great potential buyer candidates). I also provide special feature cards throughout the home which point to the hidden features. Finally, I compile a home book that contains neighborhood amenities, school information, parks and recreation, places to eat, property tax information, property boundaries, etc.

I invest in your listing by making it a featured listing on Windermere.com for a two week period. This makes it one of the first ten homes on Windermere.com and provides about 200% more exposure than just through online listing syndication. However, through Windermere, your home is also listed on dozens of online home search sites such as REALTOR.com, Zillow, and Trulia.
